Collective Enfranchisement Desktop Valuation (Buy Your Freehold)
What and Why?
Leaseholders residing in a building can come together in a group to buy out their Freehold. However a number of conditions must be met for them to be qualified to do this, if you do qualify, it is important to know how much money each Leaseholder will have to pay. We can give you a thorough report with three comprehensive valuations without the need to personally inspect your property. As professionals we have access to proprietary property databases that can give us the information required to provide you with an accurate valuation report.
The report will contain three different valuations: the likely settlement premium; the offer or counter-offer we anticipate your Freeholder will make; the figure we recommend to accompany an opening offer in either formal or informal negotiations. Our report will include a flat-by-flat breakdown, specifying the amount payable by each participating Leaseholder. This is the service we recommend if you are looking for a detailed analysis without having the inconvenience and expense of a full inspection. All we require is a sample copy of a lease. We often recommend this service for properties that are valued up to £500,000, or if the unexpired lease terms exceed 80 years and local transactional evidence exists in support of the valuation. The longer the duration of the lease, the lower the likely premium. For properties with a higher value, or properties located in prime Central London or those with a shorter lease, we will likely recommend a full inspection valuation. We invite you to call today to schedule a free initial consultation to discuss your situation.
