Chartered Surveyor Stratford
HomeBuyer Report Case Study
Foundation Surveyors has built up a reputation for providing their clients with considered, straightforward advice, based on years of experience. Founded in response to the ever-increasing costs of property services in London, Foundation Surveyors offer surveys, valuations and lease extension assistance for private and commercial properties throughout Stratford and the surrounding areas.
RICS Property Surveys
Before investing in a new home or buy-to-let property, it’s essential that you have a Chartered Surveyor carry out a professional structural investigation. This will inform you about any structural defects or potential hazards that may need urgent attention or require additional budget when you move in, helping you to make an informed decision about proceeding with the purchase.
At Foundation Surveyors, we offer clients all three levels of survey endorsed by the Royal Institute of Chartered Surveyors (RICS). The Condition Report is designed for new-build homes, giving buyers a “snapshot” of the property’s condition. HomeBuyer Reports offer greater detail and are suitable for the majority of UK properties, providing they are in reasonable condition and are built using conventional methods and materials. The RICS Building Survey is tailored to buildings which are large, old, listed or in obvious need of repair.
If you aren’t sure about the most appropriate survey for the type of property you are looking at, we would be happy to help you decide.
Leasehold Extensions and Collective Enfranchisement
At Foundation Surveyors, we frequently work with tenants (leaseholders) and landlords (freeholders) that require assistance with a lease extension or collective enfranchisement application. Whether you are following formal procedure or seeking an informal agreement, our team can provide all the advice you need.
As Chartered Surveyors, we are also able to offer professional valuations, tailored to suit a range of requirements. Our valuations are carried out according to the best-practice guidelines set out by RICS, ensuring that you can be confident in their accuracy. We work for private individuals and commercial organisations and can provide a valuation for a single property or larger portfolio.
HomeBuyers Report Case Study in Stratford
As an example of the work we typically carry out, you can read a copy of a HomeBuyer Report that we recently produced for a client in Stratford.
Our surveyor attended a two-storey, mid-terrace home with 5 bedrooms. The report was compiled based on an inspection of the building’s overall structural condition as well as a visual investigation of all the rooms that were easily accessible. The surveyor also made notes about the observable services attached to the property.
Overall, the building was found to be in good repair or, where areas were unable to be inspected, there were no observable causes for concern. There was some noticeable wear and tear visible on interior woodwork and several doors had issues closing. However, this is not unusual in a building of this age.
The most pressing issues were related to the heating system and the electrical wiring in the property. With no evidence of recent inspection, our surveyor urgently recommended that a certified professional was contacted to ensure ongoing safety of these units.
Property in Stratford
The regeneration in Stratford began in preparation for the London Olympics in 2012 and has continued ever since. The Queen Elizabeth Olympic Park remains an ideal venue for outdoor games, picnics or a walk in the fresh air, and the opening of Stratford City Westfield shopping centre has cemented the area’s position as a leisure destination.
With the attention from the Olympic games came significant improvements to the transport network and local infrastructure, substantially boosting the property values in Stratford. According to Zoopla, prices have risen by an average of 55% over the last five years, with a solid 2.75% growth over the last 6 months alone (despite a slowdown in the wider London market). Whether you are looking to invest in the newer properties on the Stratford market or are interested in the area’s older housing stock, there are plenty of options available.
